Windansea

Coastal residential and shoreline-park strip along La Jolla Boulevard and Neptune Place — City Coastal Access Subarea F, with Windansea Park between Westbourne and Bonair Streets.

Windansea is the place name for the coastal access corridor the City’s Community Plan calls Subarea F — Windansea Beach, Marine Street Beach, Jones Beach, Nicholson Point, and the Neptune Place / Bonair-adjacent park frontage. When I show property here, I start with the street and shoreline access on the parcel, coastal overlays, and how remodel or historic review may read — not with a flyer nickname alone.

The place

Where it sits. City Coastal Access Subarea F — Windansea covers public shore access at Windansea Beach, Nicholson Point Beach (Whale View Point), Jones Beach, and Marine Street Beach, plus private open-space easements. Local streets from Ravina Street to Palomar Avenue provide visual corridors to the ocean where lateral access along the bluff edge is available. Public parking along the coast here is limited to curb spaces on Neptune Place plus a small lot serving Windansea Park.

Windansea Park. A designated shoreline park of about 2.94 acres between Westbourne Street and Bonair Street. City Subarea F text notes the historically designated Surf Shack, rock formations and pocket beaches, an unimproved trail along the bluff edge, and a small parking lot from Neptune Place between Nautilus Street and Bonair. La Jolla Strand Park continues the shoreline park sequence south toward Palomar.

Named access points (plan anchors). Community Plan / Appendix G list stairways and street ends including Marine Street, Sea Lane, Fern Glen / Neptune Place, Westbourne, Nautilus, Gravilla, and Palomar / Neptune — place anchors, not a complete field inventory. Between Jones Beach and Windansea Park, shore access is unrestricted; south of the park, high tides and rock formations can restrict pedestrian movement. Confirm signs on the ground.

Blvd vs Village. Plan commercial goals call out mixed-use along La Jolla Boulevard in the Windansea area centered on Nautilus Street. That corridor is not the Village commercial core. La Jolla PDO Zone 4 frames Pearl Street and La Jolla Boulevard neighborhood commercial — confirm the parcel on City maps.

Name vs map. “Windansea” is a beach/park label and a City coastal-access subarea — not La Jolla Farms and not the Village PDO core. Compare with La Jolla Farms, La Jolla Village, Barber Tract, Hermosa, Bird Rock, and La Jolla.
