La Jolla Barber Tract

A coastal La Jolla pocket west of La Jolla Boulevard — near Marine Street Beach, Sea Lane, Fern Glen, and Windansea — with 1921 subdivision roots in City historic survey materials.

Barber Tract is a place name buyers still use for the residential blocks between the boulevard and the ocean south of Marine Street. City of San Diego historic survey materials say that in 1921 Dr. James Boal sold land between Marine Street, Fern Glen, La Jolla Boulevard, and the ocean to Phillip Barber, who after building his own home in 1923 began developing the area known as the “Barber Tract.” When I walk these streets, I start with the lot, the coastal access points, and how the parcel sits relative to Windansea and Bird Rock — not with a flyer nickname alone.

The place

Where it sits. City survey text places the early Barber Tract holdings between the coastline and La Jolla Boulevard, with edges commonly discussed toward Marine Street / Sea Lane on the north and Fern Glen on the south. Community-defined edges in the same survey also cite the north side of Marine Street, the Pacific Ocean, Fern Glen, and the Olivetas / Boulevard side. Treat the name as informal — confirm the parcel on City maps.

1921 origins. In 1921, Dr. James Boal sold that coastal property to Phillip Barber. After building his own home in 1923, Barber developed the tract with paved roads, streetlights at intersections, and underground utilities. City HRB context materials list the Barber Tract (1921) among La Jolla’s 1920s subdivisions.

Shoreline context. The La Jolla Community Plan’s Windansea Subarea F documents public shoreline access nearby: Marine Street Beach stairway, Sea Lane street-end access, Fern Glen / Neptune Place easement, and Windansea Park. City HRB materials describe addresses such as 306 Sea Lane and 7231 Monte Vista Avenue as within the residential Barber Tract neighborhood — location anchors, not a full inventory.

Historic survey note. The City’s 2004 La Jolla Historical Survey identifies a Phillip Barber Tract Thematic Historic District as a potential district. That is survey eligibility language, not a finished designation of every lot. Individual properties may still face 45-year review — see La Jolla 45-year historic review.

Name vs map. “Barber Tract” is a useful local label. It is not the La Jolla Shores Planned District. Everyday edges toward Bird Rock and Windansea can blur — compare by street and parcel. See Bird Rock, Country Club, and the hub La Jolla.

Building & remodel notes

This area sits in the La Jolla Community Plan area. Confirm your parcel on City maps. It is not inside the La Jolla Shores Planned District — Shores rules are separate (La Jolla Shores, remodel & rebuild rules).

Height: 30 feet. Citywide, Prop D / SDMC §132.0505 caps buildings at 30 feet on city land west of Interstate 5. Only a citywide vote can change that section. Confirm the parcel with City Development Services.

Older structures. Work on buildings 45 years or older can trigger the City’s survey-need determination under SDMC §143.0212. See La Jolla 45-year historic review. Oceanfront or bluff parcels may need extra coastal diligence — see La Jolla bluff homes. A Coastal Development Permit may also apply depending on the parcel.

FAQ

Where is Barber Tract in La Jolla?

It is a coastal residential pocket west of La Jolla Boulevard near Marine Street Beach, Sea Lane, Fern Glen, and Windansea. City historic survey materials place the 1921 Barber Tract origins between Marine Street, Fern Glen, La Jolla Boulevard, and the ocean, inside the La Jolla Community Plan Area.

Is “Barber Tract” an official City sub-area?

City survey and HRB materials use the Barber Tract name for this residential fabric, and the 2004 survey identifies a potential thematic historic district — but everyday edges are informal. Confirm zoning and overlays on your parcel with City maps. It is not the La Jolla Shores Planned District.

What is the height limit in Barber Tract?

Prop D / SDMC §132.0505 caps buildings at 30 feet on city land west of Interstate 5. Always confirm the parcel with City Development Services.

How does Barber Tract relate to Bird Rock and Windansea?

Barber Tract sits along the same coastal strip west of La Jolla Boulevard, with Community Plan shoreline access documented in Windansea Subarea F (Marine Street, Sea Lane, Fern Glen, Windansea Park). Bird Rock continues farther south. Compare by street and parcel; see /bird-rock.

Are all Barber Tract homes historic landmarks?

No. The City survey flags a potential thematic district and lists surveyed properties; that is not the same as every lot being a designated landmark. Older structures can still trigger 45-year historic review under SDMC §143.0212 — see /la-jolla-historic-review.

What remodel or permit notes should buyers know?

Expect coastal La Jolla diligence: 30-ft height, possible CDP, and 45-year historic review on older structures. Oceanfront parcels may need bluff / shoreline review. Start with /la-jolla-remodel-rules, /la-jolla-historic-review, and /la-jolla-bluff-homes, then confirm with the City for the address.
