La Jolla Farms
A northern La Jolla coastal pocket along La Jolla Farms Road and Black Gold Road — City Community Plan Subarea A, with bluffs above Box Canyon and Sumner Canyon.
La Jolla Farms is the place name for the residential fabric west of Torrey Pines Road that the City’s Community Plan maps as coastal-access Subarea A. Trails and open-space easements along La Jolla Farms Road and Black Gold Road reach the coastal bluff and the Scripps La Jolla Farms Knoll Natural Reserve; below the bluffs, public beach access runs from Box Canyon to Sumner Canyon. When I show property here, I start with the lot, the bluff and canyon edges, and how coastal permits read on the parcel — not with a flyer nickname alone.
The place
Where it sits. City planning materials treat La Jolla Farms as Subarea A for shoreline access — along La Jolla Farms Road and Black Gold Road, with beach and canyon anchors at Box Canyon and Sumner Canyon. La Jolla’s coastal bluff corridor in the Community Plan stretches from Farms south toward Tourmaline Surfing Park.
1947 origins. City historic survey materials say the La Jolla Farms area was developed in 1947 by William Black, with large lots and adobe houses planned alongside barns, a trainer’s house, training track, polo field, and clubhouse. Treat that as historical development context — not a claim that every amenity still stands.
Shoreline & reserve access. Public access to the coastal bluff and Scripps (La Jolla Farms Knoll) Natural Reserve is available through pedestrian trails and open-space easements on Farms Road and Black Gold Road. Below the bluffs, unrestricted public access is available along the beach from Box Canyon to Sumner Canyon. Appendix G notes Torrey Pines City Park acreage at the mouth of Box Canyon; Sumner (Black’s) Canyon Road near Farms Road / Black Gold Road (University-owned controlled road used for pedestrian access); and an unimproved loop trail at the Knoll via a street reservation off La Jolla Farms Road.
Bluff context (plan language only). The Community Plan cites Seismic Safety Study language that shoreline bluffs along La Jolla Farms were considered less stable than bluff edges south of Windansea. That is plan context, not a site-specific engineering conclusion — confirm any address with City Development Services and qualified consultants. See La Jolla bluff homes.
Name vs map. “La Jolla Farms” is both a local label and a City coastal-access subarea name. It is not the La Jolla Shores Planned District. Compare by street and parcel with La Jolla Shores to the south and the hub La Jolla.
Building & remodel notes
This area sits in the La Jolla Community Plan area. Confirm your parcel on City maps. It is not inside the La Jolla Shores Planned District — Shores rules are separate (La Jolla Shores, remodel & rebuild rules).
Sample overlays on Farms Road parcels (City Hearing Officer reports): RS-1-2, Coastal Overlay Zone (appealable), Coastal Height Limit Overlay, First Public Roadway, and Parking Impact Overlay. Confirm your parcel.
Height: 30 feet. Citywide, Prop D / SDMC §132.0505 caps buildings at 30 feet on city land west of Interstate 5. Confirm with City Development Services.
Older structures & bluffs. Work on buildings 45 years or older can trigger the City’s survey-need determination under SDMC §143.0212 — see La Jolla 45-year historic review. Bluff or canyon parcels need extra coastal diligence — see La Jolla bluff homes. Selling? Start with seller prep.
