Hear About La Jolla Homes Before They’re Listed Online

Some of the best homes in La Jolla sell before most buyers ever see them. Join my free early access list and I’ll tell you when a home that fits you comes up.

Why some homes sell before you ever see them online

Not every home goes straight onto Zillow or Redfin. Some owners want privacy. Some want to test a price first. Some are still fixing things up and won't list for a few weeks. During that time, the only way to hear about the home is often through local agents.

I talk with La Jolla and coastal San Diego agents every week. When a seller is open to it, I can tell you about a home early, before it's listed online, and set up a private showing.

How it works

  1. Tell me what you want. The area, your price range, and the two or three things you can't live without (for example, an ocean view, a single-level floor plan, or walking distance to the beach).
  2. I keep watch. I listen for homes that fit, including ones that are coming up soon or that owners prefer to sell quietly.
  3. You hear first. When something fits, I call or email you with what I know and whether the seller allows showings yet.

What to know

  • There is no cost to join, and you can leave any time.
  • Early homes come up when they come up. Some months there may be none that fit you.
  • Sellers decide whether their home is shared early. I can only pass along what a seller allows.
  • I work with every buyer the same way, in line with fair housing law.

Common questions

What does "off-market" mean?
It means a home is for sale, or soon will be, but isn't posted on the public home-search websites. Buyers usually hear about it through agents.

What does "coming soon" mean?
The owner plans to list the home shortly, but it isn't fully on the market yet.

Do I have to be ready to buy right now?
No. Many people join months ahead so they're ready when the right home appears.

Is this only for La Jolla?
No. La Jolla is where I hear about the most early homes, but I also watch Del Mar, Pacific Beach, and the rest of coastal San Diego.
